1. About the Service

Kerala Property Online (“KPO”, “we”, “our”, “us”) provides an online platform where owners, builders, and agents can list properties for sale or rent, and where buyers/tenants can discover and contact them. We are not a party to any sale/lease transaction; all negotiations, inspections, documentation and payments are between the transacting parties.

2. Eligibility & Accounts

You must be 18+ and legally capable of contracting.
You are responsible for the accuracy of profile, phone, WhatsApp, and listing details you submit.
Keep your login secure. Activity from your account is deemed authorized by you.

3. Listing Rules

Post only genuine properties you’re authorized to sell/let.
Provide accurate details: location, price (or price range), BHK, area, photos/videos, availability, etc.
No duplicate or misleading listings; no unlawful, discriminatory, or abusive content.
We may verify or moderate, but are not obligated to do so. We may edit, down-rank, or remove violating posts.

4. Leads, Plans & Visibility

Paid plans improve visibility, media slots, and/or lead delivery, as described on the plan page.
Lead quality isn’t guaranteed; we do not promise conversion or sale/lease.
Plan credits are consumed on posting/publishing or as specified; see Refund Policy for cancellations.

5. Communication

By using KPO you consent to being contacted by phone, WhatsApp, SMS, and email regarding your listings, enquiries, and service updates. Buyers/tenants contacting you do so directly.

6. Fees & Taxes

Prices shown are exclusive/inclusive of taxes as indicated. Any government duties, stamp duty, registration or brokerage (if any) are between the contracting parties and not part of KPO’s service fees.

7. Liability

We provide the platform “as is”. We do not guarantee availability, accuracy of user content, or outcomes of any transaction. To the maximum extent permitted by law, we are not liable for loss of data, profit, or any indirect/consequential damages.

8. Removal & Suspension

We may suspend accounts or remove content that violates these terms or applicable law.

9. Governing Law

These terms are governed by the laws of India. Courts at Kochi, Kerala shall have jurisdiction.
